This is the time to put your marketing prowess to work! As you navigate the changing environment, consider these opportunities to promote your listing online, while practicing social distancing.
Virtual Tours and Videos
Upload a virtual tour to your listing.
You can include up to three virtual tours in REcolorado Matrix, and the first will syndicate to websites including IDX and REcolorado.com. Don’t have a virtual tour? Record one yourself* or ask your client to film a tour of their house that they can send to you. They may enjoy getting involved while they are at home.

Include Photo Captions.
When you upload images into REcolorado Matrix, you have the option to add captions. Include relevant information and describe the room for each photo. This can help potential buyers interpret the photos and learn about relevant features. Captions are a great way to help viewers know which room they are looking at when they can’t physically visit a home.
Add a Floorplan to your listing photos.
A floorplan can be a very helpful resource when you can’t physically visit a home. Include a floorplan image with your listings photos so viewers can visualize how photos relate to each other.
Add a “Virtual Tour Photo” to your listing photos.
Images are often one of the first things people browse when they visit a new listing. Include an image with instructions for viewing your virtual tour, like the example below. You can create a simple image like this using free online programs, like Canva.
Note: The first photo must be germane to the property, but you can include an image like this as the second photo for your listing.
Host a virtual open house!
Use live streaming services, like Facebook, Instagram, Periscope, or YouTube to host a virtual open house online. Either you* or the seller can host this virtual event by streaming live as you tour the home. Share the details on the REcolorado Professionals Facebook Group to spread the word.
Add details in broker remarks.
Let other brokers know about options you have available to show the home virtually.
REcolorado Rules and Regulations allow photos with virtual staging. This is not considered manipulating photos or the appearance of the property. Rather, it allows you to show the home in its best light in a way similar to physical staging.
