Give Your Clients a More Complete Picture by Sharing Public Records Using the Client Portal

A great benefit of the new Matrix + Realist All In One enhancement, which allows you to search for public records in Matrix, is that you can easily view and share public records for properties that recently sold, but that were never listed in the MLS. This includes FSBOs and private sales. Whether you’re the listing agent or the buyer’s agent, it can be good information for you to consider, and the Client Portal provides a quick and convenient way to share this information with your buyers and sellers all in one place.

You’ll start with a public record search in Matrix. Then, once you’ve identified the records you want to share, you can send a one-time email with those records to your client. Your email will also appear in the Messages tab of their Client Portal.

Knowing the recent sale price of all comparable homes in the area, including properties that weren’t listed in the MLS, can help give you and your buyers the extra piece of information you need to write the perfect offer.

Sharing Public Records With Sellers

Some sellers might ask you to provide them information on what’s happening in their neighborhood, so they have the reassurance that they’re going to put their home on the market at the right time and for the right price.

Of course, since you’re the local market expert, you’re probably up to date on the neighborhood market stats, you’ve likely run a CMA based on historical listing data, and you already know that the right time is now. But, providing public records for any recently sold comparable properties that weren’t included in the MLS is an extra piece of information that can help you solidify your pricing recommendation.
