Denver Metro Area
Demand remains strong across the Denver Metro Area this March with more homes closed than any other March on record. The number of New Listings picked up from last month, with sellers are bringing more homes for sale to the Denver Metro market, but inventory remains scare. March ended with only one week of inventory and fewer than 2,000 Active listings. Throughout the month, we saw 5,169 closings and 5,783 contracts written on listings. Strong demand pushed home prices higher once again, with the average price of a single-family home up 15% from last year to $588,009.
The Routt County housing market remained very strong this March, with significant year-over-year gains in Closed Homes, Price, and New Listings. Sellers brought 102 new listings to the market, while 82 homes closed (an increase of 52% year over year). Median Closed Price continued to rise, reaching $777,000 in March. The housing market remained steady across Chaffee County in March, with only 2% variance compared to both last month and last year. Sellers brought 37 new listings to the market, while 53 homes moved to Pending status and 42 homes closed. In March, the Median Closed Price of a Chaffee County home was $486,250, which is 15% higher than we saw in March 2020.
