7 Tips for a Picture-Perfect Listing

According to the National Association of REALTORS®, more than 90% of home shoppers start their searches online. As they scroll through listings on their computer or mobile device, what makes them stop, take a second look, and reach out to you? More often than not, it’s the photos you include with your listings.

As you’re uploading photos into REcolorado Matrix, keep these 7 tips in mind to ensure they generate interest in your listing while also following REcolorado Rules and Regulations.  

Tip 1: Know your Copyright Laws

Listing photos are creative works protected by copyright law. Before you use a photo, make certain you own the copyright or have the proper license to use it. REcolorado will remove any photographs where the proper license or copyright has not been granted. 

To make certain you don’t fall victim to copyright infringement, you must click the ‘Certify and Save’ button located underneath the Photograph Upload Certification text in REcolorado Matrix. Clicking ‘Certify and Save’ indicates you have the written permission to use the photos.  

Tip 2: One Photo is needed within 3 Business Days

Once you obtain a valid listing agreement, you have three business days to enter your listing into the MLS. Your listing must include at least one photo unless the seller instructs you otherwise. The photo must be germane or specific to the property.   

Tip 3: A Yard Sign Can Be Included

Many homes have a for sale sign in the yard, which may leave you wondering if your listing photograph can include the yard sign. The answer is yes, a yard sign is acceptable if it is not the most predominant feature. However, outside of the yard sign, personal or brokerage adverting in listing photographs is not permitted.

Tip 4: Renderings and Drawings are Okay

When you are listing a new home, plan, or community, you may only have access to artist renderings and drawings or builder models. The good news is, you can use these assets. Be sure to disclose that photos include renderings or builder models in the Private or Public Remarks field or through the ‘Enter description’ section by clicking on each photo.   

Tip 5: Enhance but Don’t Manipulate

You all want your photos to look the best, we get it. We do too! However, make sure any enhancements do not manipulate the true appearance of the property. Permanent objects cannot be removed, the appearance of the landscape cannot be modified, and visual improvements cannot be made if they do not already exist. 

Tip 6: Virtual Staging is Allowed

According to REcolorado Rules and Regulations, photos with virtual staging are acceptable. Virtual staging is not considered manipulating photos or the appearance of the property. Rather, it is showing the home in its best light in a way that is similar to physical staging.
