The Difference Between Syndication and IDX – Now for Rentals, Too!

Rental listings in Matrix are now eligible to be syndicated. This means you can choose to send your rental listings to any of the syndication channels opened by your office. To syndicate your listings using your computer or tablet, follow the steps below. If you’re using a mobile device, you’ll need to click Full Site.

Syndicate Active Rental Listings – If you want your already-active listings to be syndicated, you’ll need to modify the listing. Follow the step-by-step instructions in our Matrix How To: Change Listing Internet Display and Syndication Settings document.

The difference between Syndication and IDX

Syndication and IDX are two different concepts, although both are types of data distribution. As an REcolorado member, you determine where your listings are displayed. Click here for more information.

Syndication is when a broker agrees to distribute a listing to a third-party publisher (Denver Post, Homes.com, Zillow Group, Realtor.com, etc.) where the listing appears alongside a host of other listings. These sites are not real estate brokerages, but they could help you generate a lead. REcolorado works to negotiate syndication programs that work in favor of you, the REcolorado subscriber. IDX, or Internet Data Exchange, is when a brokerage opts-in (through the MLS) to share their listings with other brokerages for the public to see. If opted-in, the listings are added to the IDX feed, which typically appears on the homepage of brokerage websites or on a broker’s individual website. Consumers who visit those websites can view up-to-date listings in that area, and it helps brokerages and brokers increase website traffic.
